Airbnb CSV Export¶
If you don't have a PMS connected, you can download your reservation data directly from Airbnb and upload it to FaturaSync.
Download your reservations from Airbnb¶
- Log in to airbnb.com
- Go to Transaction History → Paid tab (URL:
airbnb.com/users/transaction_history/.../paid) - Click the date filter and select Custom dates
- Pick the start and end date for the period you want to export (e.g. a full month)
- Click Apply
- Scroll to the bottom of the page and click Export CSV
Export the Paid tab
The Paid tab shows completed payouts with gross amounts, service fees, and payout method — exactly what FaturaSync needs to calculate commissions and base amounts.
Upload to FaturaSync¶
- On the FaturaSync dashboard, find the Airbnb upload card
- Drag and drop your CSV file, or click to browse
- FaturaSync reads the file and maps columns automatically
- Review the data in the booking table — check that guest names, dates, and amounts look correct
- Click Apply to confirm the mapping
What FaturaSync extracts¶
From the Airbnb CSV, FaturaSync automatically detects:
| Field | Airbnb column |
|---|---|
| Guest name | Guest |
| Check-in | Start Date |
| Check-out | End Date |
| Gross amount | Amount or Gross Earnings |
| Service fee | Service Fee or Host Service Fee |
| Confirmation code | Confirmation Code |
Commission calculation
If the CSV includes a Service Fee column, FaturaSync uses the actual fee from Airbnb. Otherwise, it applies the default Airbnb commission percentage from your property settings (typically ~3% for personal hosts or ~15.5% for professional hosts).
Tips¶
- Export monthly — Download one month at a time for easier tracking
- Check the date format — Airbnb CSV files typically use MM/DD/YYYY format, which FaturaSync handles automatically
- Multiple properties — If you have several listings, the CSV includes all of them. FaturaSync maps each booking to the correct property if your property names match
Troubleshooting¶
- Amounts look wrong — Make sure you're using the Gross Earnings/Transaction History export, not the Payout report (which shows net amounts after fees)
- Missing columns — Ensure you downloaded the full Transaction History, not a summary
- Dates incorrect — Check that your file wasn't modified in Excel, which sometimes reformats dates
