Commission Settings

Booking platforms like Airbnb and Booking.com charge a commission on each reservation. FaturaSync deducts this commission to calculate the correct taxable amount for your invoices.

Why commissions matter

As an AL host, you invoice based on what you actually receive — the net amount after the platform takes its commission. FaturaSync automates this calculation.

Guest pays:                 EUR 1,000.00  (gross)
Airbnb commission (15%):    EUR   150.00
You receive:                EUR   850.00  (net = invoice base)

The invoice should reflect EUR 850.00 as the base amount, not the full EUR 1,000.00.

Default commission rates

FaturaSync comes with typical default values:

Platform Default Commission
Airbnb 3% (host-only fee model)
Booking.com 15%
Direct bookings 0%

Check your actual rates

Commission percentages vary depending on your agreement with each platform. Check your Airbnb and Booking.com dashboards for your actual rates.

Configuring commissions

  1. Go to Settings
  2. Select the property you want to configure
  3. Find the Commission section
  4. Enter the percentage for each platform
  5. Click Save

How it works in practice

When FaturaSync processes a booking:

  1. It reads the gross amount from the booking data
  2. It identifies the platform (Airbnb, Booking.com, direct, etc.)
  3. It applies the commission percentage you configured
  4. The result is the net amount — the taxable base for your invoice

Direct bookings

For direct bookings (not through a platform), no commission is deducted. The gross amount equals the net amount.

Per-property commissions

If you have different commission rates for different properties (e.g., you negotiated a lower Booking.com rate for one property), you can set them individually per property in Settings.

Common questions

What if the commission is already deducted in my PMS export? If your PMS or CSV file provides the net amount (after commission), set the commission to 0% for that source to avoid double-deducting.

What about Airbnb's split fee model? If you're on Airbnb's host-only fee model, your commission is typically around 3%. If you're on the split fee model (where guests also pay a service fee), your host commission is usually around 3% as well, but check your Airbnb settings to confirm.

Can I enter a fixed commission amount instead of a percentage? Currently, FaturaSync uses percentage-based commissions. For fixed amounts, you can adjust the booking values manually in the table before creating drafts.
