IVA Rates

IVA (Imposto sobre o Valor Acrescentado) is the Portuguese value-added tax. The rate depends on where your property is located.

Rates for Alojamento Local

Reduced rate for accommodation

Alojamento Local services benefit from the reduced IVA rate (taxa reduzida), not the standard rate. The rates above are the reduced rates applicable to accommodation services.

Setting your IVA rate

  1. Go to Settings
  2. Select the property you want to configure
  3. Set the IVA rate to match your property's region
  4. Click Save

FaturaSync uses this rate when calculating the IVA amount on each booking and when creating invoice drafts.

How IVA is calculated

FaturaSync calculates IVA on the net amount (after commission deduction):

Gross booking amount:       EUR 1,000.00
Platform commission (15%):  EUR   150.00
Net amount (base):          EUR   850.00
IVA (6% mainland):          EUR    51.00

The net amount (EUR 850.00) is the taxable base — the amount that appears on the invoice. IVA is calculated on top of this base.

IVA included vs. excluded

Depending on your invoicing provider's configuration, the amount on the invoice may be shown as IVA-inclusive or IVA-exclusive. FaturaSync provides the base amount and IVA rate; your billing platform handles the presentation.

Per-property override

If you manage properties in different regions, each property can have its own IVA rate. For example:

  • "Apartment Funchal" — 4% (Madeira)
  • "Casa Pico" — 4% (Azores)
  • "Studio Lisboa" — 6% (Mainland)

Set each property's rate individually in Settings.

Common questions

Can I change the IVA rate after creating invoices? Yes, but the change only applies to future invoices. Existing drafts and finalized invoices are not affected.

What if I don't know my rate? Check your AL registration (registo de Alojamento Local). The rate is determined by the location of the property, not your fiscal address.
